Depoimento: At our closing, the sellers charged us for the propane (used for heating house) which was in the buried tank. This was never stated in the original sale of the house. Shawn immediately insisted that this be removed from the purchase price before we signed anything. When we were searching for a home, he kept in constant contact and was very prompt in setting up several appointments while we were in town. Excellent negotiator.

Depoimento: I was looking for a replacement property in several different markets to do a 1031 exchange in mid 2014. I talked with many, many realtors before I decided to work with Julia. Finding a good realtor is always a very difficult task because it takes time to get to know a person well enough to put your trust in decision making that will affect many years of your life and finances, yet agents usually don't work hard for you unless you are committed, understandably. The first thing about Julia that struck me as different from all other realtors was her devotion to work. She took the time to travel to many properties that may fit my needs and called me occasionally to share her thoughts on what was out there--knowing that I was still considering other markets/states. She was also extremely generous in sharing her wealth of knowledge about anything real estate. I then found out on Julia's website that she used to be a financial analyst at fortune 500 companies--so I asked her to meet in person and sought advice on liquid assets allocation, and received invaluable advice from her--far better than what I was getting from a paid RE consultant. I also learned and loved the fact that she was a high powered RE investor herself, and had worked in the mortgage industry as well--yet another huge, huge plus. At this point it was easy for me to drop everything else and start working exclusively with her. I purchased 2 commercial properties with Julia in the next 1.5 years, and am looking forward to doing more business in the near future.It was my first experience with commercial properties--and I quickly learned that it's played by a different set of rules than the single family or 2-4 plex market. I watched her analyze comps and feel out the sellers to find optimal price point--with diligence and skill that I've never seen before, tactfully persuade seller's agent to take our offer over cash buyer's, comb through financial statements to find any discrepancies or advantage, convince frustrated agents threatening to drop us to extend contingency period while we shopped around or worked on a difficult loan, dare to negotiate again for credit after inspection, keep in close contact with loan broker and make sure he doesn't drop the ball, find a back up when things looked bad on the loan, etc --while always keeping an eye on the tight 1031 schedule. So many things could have gone wrong with severe consequences without her expertise and focus. She is the hardest working, most energetic, most intelligent and intuitive person I've ever worked with. I urge anyone to contact Julia for any commercial real estate needs in the greater Los Angeles area.
