Depoimento: Am in contract for the sale of my condo and over the moon! My fabulous agent, Diane Lancaster, was terrific at walking me through the whole process. She helped me tremendously with getting my condo ready. We talked about the aesthetic changes that would really make the difference (paint? yes and carpet? no). Would we bring in a professional stager or use my things? There were pros and cons to both approaches and after some angst on my part about how to schedule logistics, we decided to use what I had. Now editing my belongings for staging was no small feat, as my home is somewhat like my head…a wee bit crowded at times. But thanks to some blue tape identifiers, some tough talk and a good deal of patience, I hit the “just right” sweet spot. After I got the “excess” out of my place (thanks to a sizable storage unit upstairs and some kind friends with trucks), Diane’s magic touch really became evident. When I shared the photographs with friends and family out of town, several, including my mom, thought I’d gone on a mad new furniture spending spree. Then came time for the listing. Even though the housing market in Seattle has been hot as of late, we just didn’t have a lot of comps in my neighborhood, so pricing wasn’t easy. After much thought, we priced conservatively (not really enough data to confidently do otherwise) and marketed aggressively. Multiple open houses, great visuals, extra glossies for prospective buyers to take away.We were on the market for 1 week and had 10 offers. For a condo. Crazy, right?Nine years ago, Diane was my buyer’s agent. Now she is my seller’s agent. She has done both with grace, grit, humor and attention to detail. If you’re thinking of buying or selling, I can’t recommend her enough. Truly.

We have been searching for over a year for the perfect house and Steve was very patient and willing to get us into any house we wanted to see (even on very short notice). We didn't know a whole lot about how the process worked and Steve walked us through step by step and educating us on what to expect next and giving us several outcomes. His years of experience and knowledge of the area and pricing were excellant and I feel like he knew everyone. Once we found the perfect house he told us exactly what to do and was willing to meet us on the weekend to finalize everything. Depoimento: Nick is the most patient person I know. I am, admittedly, a very difficult client. I had a nice house that I rented and was willing to wait for the right house. I work strange hours and am very picky. Nick showed me houses around my schedule for almost 10 months. He never pressured me to make an offer and never seemed frustrated that I wanted to wait. He was always willing to talk strategy and taught me a lot about real estate and the Buffalo market.In October, I finally bid and after some back and forth, my offer was accepted. From then on, Nick really earned his commission. The other realtor was very difficult to deal with. The deal fell through once and almost twice. There was financing issues, new contracts, amendments and a last minute offer to deal with. This deal literally changed hour by hour. Nick fought for me and made this deal happen. I can honestly say that without him, I would not have gotten my dream house. He was with us, truly with us, from beginning to end and I appreciate everything he did for me and my family.I don't know "what" you are looking for in a realtor, but trust me when I say that Nick Raczyk is the "who" you are looking for.
